Staging an Extreme Fixer

This fixer home really needed a LOT of work.  By staging the home, I was able to highlight the potential of this home and help buyers picture how beautiful it would be after they fixed it up.  Staging makes it easy for the buyers to picture themselves living there.

Most people cannot picture this without staging.  In the end, we had 19 offers and it sold for $25,000 over list price.  The worse the condition of the home, the more it will benefit from staging!

Look closely at this appealing entryway photo and you will see junk in the back yard and hardwood floor damage. Notice how the bright artwork and beautiful furnishing distract the eye away from these defects.

Hardwood floor needed to be refinished and the fireplace brick was damaged.

We moved all of the home owner’s furniture into the tent shed in the back yard, then brought in lots of beautiful staging furnishings. You can see the tent shed and remaining junk in the back yard through the living room windows.

This is a good photo, as you can’t see anything really negative in it.

I used this photo in the MLS because it made this angle makes the kitchen look larger.

I did not use this photo because it made the kitchen look small, plus you could see that the ceiling was dirty.

The home owner was living in this room. He was not able to get everything moved out in time, so we covered the piles with white sheets.

This was the best we could do with the situation, and it did not affect the final sale price of the home.

Bathroom was in pretty good condition. I staged it to have a spa-like feeling.

House needed new windows throughout. This window has a piece of plastic in it held in place with packing tape. It fell out during the open house.

1. Toilet did not work.

2. Dryer door would hit the toilet and couldn’t open completely, so the dryer had to be pulled out away from the wall to be functional.
